A. Our community is conveniently located at 30 Nobscot Road in Sudbury, Massachusetts. This ideal location is only a few minutes to all the conveniences of Route 20 in Sudbury, and is also minutes from Framingham and its extensive offerings.

A. Yes, we offer three distinct floor plans. Each spacious design provides single level living in an open floor plan and with the choice of layouts we offer, you are sure to find the one that suits your personal lifestyle.

Q. What are the age requirements to purchase a home at Mahoney Farms?

A. The Town of Sudbury 55+ Bylaw requires that one owner-occupant of the home be at least 55 years of age.

Q. Are there restrictions on the number of occupants or the age of children living at home?

A. No, there is no further restriction on the size or age of the household, only that one owner-occupant reside in the home.

Q. Are pets allowed?

A. Yes, pets are welcome; however some home sites may not be a suitable location for a pet. Our sales staff will work with you to select the best location for you. There are restrictions on the number of pets and full grown weight.

Q. What are the homeowners’  monthly condo fees?

A. Based on the developers experience with other similar size communities, the condo fees will be $325 per month. This includes exterior building maintenance, snow removal, landscaping and routine maintenance of the on-site well. Also included is maintenance and insurance of the community roadways, weekly rubbish removal, and insurance on the buildings (excluding homeowners’ contents insurance).

Q. How will the Mahoney Farms homes be taxed?

A. The current tax rate (FY 2008) for residential property is $14.27 per one thousand dollars of assessed value. This residential property tax rate category applies to the 55+ condominiums in town.

Q. Will there be a clubhouse in the Mahoney Farms community?

A. We do not have plans for a clubhouse on the property, however there are many opportunities for passive recreation along the scenic country roads or town maintained walking trails off Old Framingham Road. The decision not to provide a clubhouse was made from the developer’s desire to provide low maintenance fees for the homeowners.

Q. When will the first homes be ready for occupancy?

A. The first closing took place in Mid November of 2006.  Timing on delivery of a specific unit can be more defined in a conversation with one of our sales staff.
