Q. Where is the Grouse Hill community located?

A. Grouse Hill is located on Old Framingham Road in Sudbury, Massachusetts. Old Framingham Road is located off Nobscot Road and is less than one mile from Rt. 20 in Sudbury. Grouse Hill is also easily accessed from Edgell Road in Framingham. As you head north on Edgell Road and cross the Sudbury town line, Edgell Road in Framingham becomes Nobscot Road in Sudbury. Take your first right on to Old Framingham Road and the Grouse Hill property is on the left side of the road.

Q. How many homes will be built in the Grouse Hill Community?

A. The Grouse Hill community will consist of 52 units.

Q. How many units will be in each building?

A. The Developers anticipate some buildings will be comprised of 3 units each, and most buildings will be comprised of 4 units each.

Q. Who are the Developers?

A. The Developers are Capital Group Properties and Brendon Homes; both located in Southborough, Mass., and combined have over 50 years of real estate development and construction experience.

Q. What other Active Adult Communities have these Developers built?

A. The condominium communities they have completed are The Arbors in Acton, Mass., Vickery Hills in Southborough, Mass., and Riverbend Crossing in No. Andover, Mass. Currently under construction are Deerfield Estates in Hopkinton, Mass., and Mahoney Farms in Sudbury.

Q. What size are the Grouse Hill condominiums?

A. There are three different floor plans to choose from, all between 2000 +/- and 2200 +/- square feet of heated living space. This does not include the unfinished bonus area, full basement and two car garage included with every home.

Q. How many different floor plans will there be to choose from?

A. There will be two end unit designs and one center unit design.

Q. Will there be a Clubhouse?

A. No, there will not be a Clubhouse at Grouse Hill. For passive recreation, there are several miles of Rail Trail walking paths adjacent to the property as well as the roads within the community.

Q. Are pets permitted at Grouse Hill?

A. Yes, pets are permitted with certain restrictions which will be defined in the Condominium Association Bylaws. Essentially, there is a limit of one pet per unit with a full grown weight limit of 60 pounds.

Q. What are the estimated monthly condo fees?

A. The preliminary budget estimates the fees will be approximately $325 per month for each unit. This fee covers all of the exterior maintenance (including lawn care, snow removal, and trash removal), insurance on every building (excluding owners contents), maintenance of all roads within the community, septic system maintenance, etc. The Developer will provide a copy of the preliminary budget upon request.

Q. What is the Senior Incentive Bylaw?

A. The Town of Sudbury created the Bylaw to assist the 55+ market in reaching their goal to downsize their home while having money left over to enjoy their new lifestyle. Because the real estate market in Sudbury is higher than most area towns, this Bylaw provides for these new homes at a reduced price. In exchange for more units within a community, the Developer agrees to sell every unit within the community at a fixed below market price.

Q. Will we be able to upgrade the features of our condominium?

A. Yes, upgrades will be permitted. The Developers have created an Upgrade supplement to the Home Features and Specifications. The Upgrade information provides extensive information on options available and the pricing.

Q. Do you have to be a Sudbury resident to purchase a condominium at Grouse Hill?

A. No, the Grouse Hill condominiums are not restricted to Sudbury residents. The only requirement is that one person living in the unit must be at least 55 years old.

Q. Are there limitations on household income required to purchase a home at Grouse Hill?

A. No, this community does not contain any restrictions based upon income or assets.

Q. Is there a special tax rate for Grouse Hill homeowners?

A. The current (FY 2009) tax rate for residential property is $15.29 per one thousand dollars of assessed value. This residential property tax rate applies to the 55+ condominium communities in Sudbury as well as single family residential homes.
